Your guide to Moving, Living, Buying & Investing in Albufeira
Albufeira is one of the Algarve's best-known coastal destinations, but living here is different from spending a week here in August. Away from the busiest tourist areas, it is a large year-round municipality with schools, supermarkets, healthcare, residential neighbourhoods and everyday services.
The biggest advantage for buyers is choice. You can live close to the beach and Old Town, choose a quieter coastal area such as Olhos de Água, look for a villa around Cerro de Águia, or move inland to Ferreiras where average asking prices are considerably lower.
The downside is seasonality. Central Albufeira and the Oura area change noticeably during summer, with heavier traffic, more visitors and more noise. Some residential areas also make much more sense with a car.
Property is no longer cheap. The municipality's average asking price reached €4,194 per m² in September 2026, although prices vary sharply by area. Ferreiras averaged €3,294 per m², while Sesmarias and Cerro de Águia averaged €5,074 per m².

Is Albufeira a good place to live?
Albufeira works particularly well for people who want to live close to the coast without giving up the everyday services of a larger Algarve town. Beaches, supermarkets, healthcare, schools, restaurants and leisure facilities are available year-round, and there is a large international community.
Where you live makes a big difference. The Old Town puts you close to the beach and restaurants but becomes much busier in summer. Olhos de Água offers a quieter coastal setting, Cerro de Águia has more villas and space, while Ferreiras gives you a more residential environment away from the main tourist areas.
The trade-offs are tourism, summer traffic and higher property prices near the coast. A car also becomes much more useful once you move away from central Albufeira.

Why do so many people choose Albufeira to live?
Albufeira makes Algarve life relatively easy. Beaches, supermarkets, restaurants, schools, healthcare and everyday services are available within the municipality.
It also gives buyers more choice than its tourist image suggests. You can live in a busy coastal centre, beside a marina, in a former fishing village, in a villa neighbourhood overlooking the sea or several kilometres inland.

Albufeira also benefits from:
- ·Faro Airport within driving distance
- ·Albufeira-Ferreiras railway station
- ·Access to the A22 and EN125
- ·Private healthcare within the municipality
- ·International education options
- ·Beaches spread across the municipality
- ·Large international community
The real decision is not simply whether to choose Albufeira, but which part of Albufeira suits the way you want to live.
Neighbourhoods nearby Albufeira

Albufeira Old Town / Centro
The most walkable part of Albufeira, centred around the historic streets above Praia dos Pescadores and Praia do Peneco. Restaurants, cafés, shops and the beach are concentrated within a relatively small area. Apartments dominate the market alongside older townhouses and renovated properties. It works well for someone who wants to walk rather than drive, but summer brings considerably more visitors, noise and activity.
- Best suited for:
- Buyers prioritizing walkability and central living
- Property styles:
- Apartments, townhouses, renovated homes
- Price range:
- ~€3,500–€5,000 per m²
One of the easiest parts of Albufeira to live in without relying heavily on a car. If summer noise matters to you, visit the immediate street at night in July or August before deciding.

Marina de Albufeira
West of the Old Town, Albufeira Marina offers a more modern version of coastal living. Apartments and townhouses sit around the marina, with restaurants, cafés and boat trips nearby. It feels more open and contemporary than the historic centre while remaining close to central Albufeira. It suits buyers who want coastal amenities without living directly in the busiest Old Town streets.
- Best suited for:
- Retirees, second-home buyers, lifestyle buyers
- Property styles:
- Modern apartments, townhouses, villas
- Price range:
- ~€4,500–€6,500+ per m²
The marina and Old Town look close on a map but offer different living environments. The marina feels newer and more spacious, while the Old Town gives you stronger walkability into Albufeira's traditional centre.

Olhos de Água
A former fishing village east of central Albufeira with its own beach, shops and restaurants. It feels more self-contained and residential than the central tourism areas while keeping the coast within walking distance from many properties. Housing includes apartments, villas and condominium developments. It suits buyers who want coastal living without being directly in the busiest part of Albufeira.
- Best suited for:
- Families, retirees, coastal lifestyle buyers
- Property styles:
- Apartments, villas, condominiums
- Price range:
- ~€4,000–€5,500 per m²
Olhos de Água feels more like a small coastal community of its own than an extension of central Albufeira. Its beach is also known for freshwater springs visible through the sand at low tide.

Sesmarias / Cerro de Águia
A lower-density residential area west of central Albufeira, with villas and homes positioned above the coast. Space, privacy and views are the attraction rather than being able to walk everywhere. It sits at the premium end of the local market. Buyers are paying for larger properties, quieter surroundings and proximity to western beaches rather than a town-centre lifestyle.
- Best suited for:
- Villa buyers, families, buyers wanting privacy
- Property styles:
- Detached villas, larger homes, apartments
- Price range:
- ~€4,500–€6,500+ per m²
This is a quieter side of Albufeira than many visitors expect. You are still close to the town and western beaches, but the area is more residential and spread out, so having a car makes day-to-day life much easier.

Ferreiras
An inland residential area north of central Albufeira with a much more everyday feel than the beachfront parts of the municipality. Albufeira-Ferreiras railway station is also located here. The trade-off is straightforward. You give up walking to the beach in exchange for substantially lower average asking prices and a more residential environment
- Best suited for:
- Families, permanent residents, value-conscious buyers
- Property styles:
- Apartments, townhouses, detached homes
- Price range:
- ~€3,000–€4,000 per m²
Ferreiras shows how much moving inland can change the Albufeira budget. Its railway station is another practical advantage for residents who want rail connections without living in the tourist centre.

Portugal cost of living comparison

Albufeira's coastal location and popularity as a holiday destination can influence everyday expenses, particularly housing and dining. Costs may vary between central tourist areas and quieter residential neighbourhoods.
Is Albufeira safe?
Albufeira is generally a safe place to live, and most residential areas feel very different from its nightlife image.
The real caveat is the busiest tourism and nightlife areas during peak summer. Crowds, alcohol, late-night noise and petty theft require more awareness there than in quieter residential areas. The Strip should not be treated as representative of the whole municipality.
